FEASIBILITY STUDY

The Town of Boylston (“Town”) is seeking the services of a qualified “Designer” within the meaning of and
in accordance with M.G.L. Chapter 7C, Section 44, to provide professional design and construction
administration services for a proposed new Senior Center and Public Safety (Police and Fire) building or
buildings to be located in Boylston, Massachusetts (the “Project”). The Project may be for the design and
construction of a single building to house a Senior Center and the Public Safety departments or for the design
and construction of two separate buildings. Selection of the Designer will be made by the Town of Boylston
Board of Selectmen.

The required design services will include a preliminary Feasibility Study for the Project to include the
development and evaluation of potential alternative solutions and continue through the Schematic Design
Phase of the preferred alternative (“Phase 1”). Following completion of the Phase 1 services and subject to
approval of the Board of Selectmen and contingent upon adequate funding being appropriated by the Town, the
contract between the Town and the Designer may be amended to include continued designer services through
design development, construction documents, bidding, award of construction contract(s), construction
administration, final closeout, and warranty period of the potential Project.

The Fee for Basic Services for the first Phase of Feasibility Study through to Schematic Design will be
negotiated but will not exceed $75,000 (not including any authorized “extra services”). The fee for services for
additional phases beyond the first Phase, if authorized, will be negotiated.
